Landlord Possession Claim Reforms
The Government have very recently re-affirmed their intention to proceed with the abolition of so- called no fault evictions, using the Section 21 procedure. Whilst the Government have, for some time, been talking about introducing this change to the Law, a Bill to effect the change is now being laid before Parliament and it is expected to become Law in due course.
There will be some exceptions to the general rule that the tenant no fault evictions will be abolished, for example a Landlord who wishes to evict a Tenant to sell the property may rely upon this ground to recover possession under the proposed new law. How the new laws will be practically implemented remains to be seen.
Our advice to any Landlords who are seeking to recover their property from a resident Tenant that cannot necessarily rely upon the usual grounds such as rent arrears should not hesitate to contact us to establish whether they can still utilise the Section 21 procedure before it is abolished.
