The Renters’ Rights Bill is being debated in Parliament and, if passed, will bring major changes for landlords.
Key Proposed Changes:
· Abolition of Section 21 evictions - Landlords will no longer be able to serve notice to terminate a tenancy without giving a valid, legally recognised reason.
· Open-ended tenancies - Fixed Terms may be replaced with rolling tenancies.
· Improved property standards - Minimum safety and quality standards are expected to be raised.
· Right to request pets - Tenants will gain a statutory right to request to keep pets.
· Rent transparency and controls – Landlords will need to make rent increases more transparent, and potentially restrict excessive rises.
Pepperells Solicitors can provide guidance and support to ensure your tenancy agreements comply with the new legislation, help you meet updated property standards, and advise on rent reviews and tenant requests. Our team can help you prepare now so that you are fully ready for the changes once the Bill becomes law.
“It’s a challenging time for landlords, but with the right legal information and advice it can still be a great space for investment” - Julia Rymer, Chief Marketing Officer
